Scope of Works
It is with good intent that a scope of works is written yet the actual work done does not match what was considered to be in the scope of works. We specialise in listening to the Clients wishes and develop a scope of works which is designed to satisfy the thoughts and compliance requirements of the Clients. providing no end of job surprises.
Contract terms and Conditions
In today's market it is rarely adequate to allow a simple work orders which acceptes the suppliers quotes and their conditions. Any order placed on behalf of the Owners must be robust and provide full protection for the Owners and the paymaster. We critically assess quotations and offer an alternative set of conditions.
Manage quality and preformance
During any works at the building a sharp eye is essential to monitor the quality and performance against the scope of works, work order conditions and the program offered by the suppliers. The lack of attention to the work at hand by the Owners allows the suppliers to provide less than quoted as they do not expect any repercussions as no checks are expected. We are scrupulious in our inspections and ensure than value for money is achieved.
Report writing
We offer a report writing service for any documents the strata has received and require further clarity and advice on the content.
Darfting By-LawsImterpretation of what you can and can not do on/in a strata property if seldom the same for all people or buildings. The need for by-laws is the only way the building and people can be managed. It is not a requirement for a lawyer to write by-laws, these can be drafted by any competent person.
Chairing of meetings and Mediation
As an accredited mediator we offer a service to assist any disputes between parties we will review all thoughts and actions and offer some resolution for the parties.
Choice of consultants or other professionals
We have abroad respect of other services and provide a plain and simple understanding of their intent and in some cases complex writing.
We can assist in advising which other services are required for your specific task. We can also advise on which companies are best suited to offer a quote and their services for the specific tasks.
Some case studies compeleted with success
Common area lighting
A Strata Plan of 46 Lots had old costly to run lighting in the common areas. The solution to cut costs was to change the lighting to LED's and incorporate sensors to each light individually. This resulted in only a 60 second period of illumination once the sensor was activated and allowed a darkened area to be lit, also as you walked through energising only the light which was close by. This is now common place and is a simple operation and reduces the electric bill for this building by 90% in the first year.
Garage exhaust
Garage exhaust systems are expensive to run and run 24 hours to remove any toxic fumes from the garages. We advised to install sensors inthe garage which signalled when toxic fumes reached dangerous levels, the signal activated the fan system and energise fans which started slowly before reaching full power. The sensors and the slow start up of the motors reduced the risk of failure and emergency call outs by 100%. plus massive cost savings.
Corporate title to Strata Title
We were able to assist a Client who had been trying for over 5 years to convert from company title to starta title. With no success. In addition a council fire order was placed on the building and this prompted immediate action. SPS was involved to manage the fire order and for the conversion. The progress made was well received from the directors and all documentation was put in place to conclude the fire order and the conversion.
Remedial Project debarcle
Case 1 - SPS was invited to review a tender document after the tender had been issued closed and a contractor chosen. The document was some 500 pages and very poorly presented and the chosen builder was not from the remedial industry. These choices were made by a Manager and not the Committee. SPS's review found the work tendered was an open book and no specific details or quantities had been provided. The process was stopped by SPS and no contract was put in place. An inspection of the concerns showed that only 1 small item needs immediate attention changing ther costs for $4M to $100,000. With the major works to follow in due course under a well documents contract.
Case 2 - SPS was asked to resolve a contract which had been in place for over 4 months and no work had commenced eventhough 20% of the project cost had been paid. SPS reviewewd the contract in place and negotiated with the contractor to make changes within the contract. The changes removed the bias in favour of the Contractor. The project proceeded managed by SPS and completed within a reasonable time and costs remaining manageable.
Case 3 - SPS was recommended by a contrcator which SPS was managing to assist a Committee who had realised a signed contract for works was issued by the manager for which were found to be the wrong works. SPS was engaged to negotiate with the Contrcator to cancel the signed contract at no cost to the Client and issue a new scope of works and contract for the correct works as required. This process was time consumming as many obsticles were placed because of the orginal signed contract. The new scope etc was issued onlky to the one contrcator and negotiations achived an amicably outcome.
